Inspections & Disclosures

General, sewer-lateral, chimney, pool/spa, foundation, and (in LA) seismic. We read every disclosure twice and renegotiate from inspection findings.

Frequently asked

How much do I need for a down payment in LA?+

Conventional loans go as low as 3% (first-time buyers) or 5%. FHA is 3.5%. Jumbo loans (most of the Westside) typically require 10–20%. We'll model exact monthly cost with the calculator below.

Who pays the buyer's agent commission?+

Since the 2024 NAR settlement, buyer commission is negotiated up front and disclosed in writing. Sellers may still offer to pay all or part of it; we negotiate that as a term of the offer.

Do I need to sell my current home first?+

Not necessarily. Bridge loans, recasting, and home-sale contingencies all exist. We'll map the cleanest path for your timeline and risk tolerance.

How long does escrow take?+

Standard LA escrow is 30 days. Cash deals can close in 7–14. Loan-contingent purchases sometimes stretch to 45 days when appraisal or underwriting hits a snag.
